It is not necessary to download the Digital Docs, Inc. software in order to receive documents from a lender nor is it necessary for you to complete the registration process listed on our main page. If you have not yet received an email notification but a lender has informed you that you will be receiving one, click here if you wish to install the Swiftview® viewer now. Doing this will enable you to go right to STEP 2 in the email notification and begin downloading the documents immediately.

After installing the viewer, you may click here to view and print a test document package.

If this is your first time to receive documents from us, please read the information below and follow the instructions before contacting customer service.

How This Works
Once you have received an email notification that a document package has been created and is ready for download, you will need to perform only two simple steps to view and print the documents right from your web browser*.

1. Install the Swiftview® viewer by clicking the first hyperlink under STEP 1 in the body of the email. (Click here if you wish to download the viewer now)

2. Click the first hyperlink under STEP 2 to download the documents.

*Some users will need to copy the text of the hyperlink and paste it into the address bar of your browser. The reason for this is because some email providers remove embedded hyperlinks from email messages to cut down on unsolicited email. (spam)

The Swiftview® installation is a one-time installation and you will not need to repeat this when receiving documents from us in the future.

Some notes about the Swiftview® installation
When you click on the hyperlink under STEP 1, your web browser should automatically open and take you to the Swiftview® viewer download page. Simply click the INSTALL SWIFTVIEW button in the middle of the page to begin the download.

This will take you to a new page and the installation process will automatically check the type and version of browser that you are using and begin to install the appropriate version of the viewer.

At the top of the page you should see either "Microsoft 4 & 5 Users Please Wait" or "Netscape Users Please Wait". This means that the download has begun and you will be prompted shortly to install the viewer once the download is complete. (All of this takes place "behind the scenes" and you will most likely see no activity on your screen)

Once the download has completed, the installation of the plugin will begin automatically. At this time you will be prompted with the following Security Warning or a similar message...

"Do you want to install and run "SwiftView ActiveX Installer"

Simply click YES to begin the installation.

Once the installation is complete, you will receive a message notifying you that the viewer was installed successfully. After clicking OK, the page should refresh and display a picture of a Swift with the caption "DONE!! OK!!".

Some notes about the document download
I've got Swiftview installed...now what? Once the installation of the viewer is complete, simply open your email notification back up and click on the first hyperlink in STEP 2. This should automatically open your web browser and begin downloading the documents.

At this time, there may or may not be activity on-screen depending on your internet connection speed. A quick way to see if the documents are downloading is to check the bottom left-hand side of your screen. The information bar should display the number of kilobytes read, and this number will increase as the download proceeds.

Example: 128k Read

If you are using a dial-up connection to the internet, this download may take a while and you may notice that this number will occasionally stop and start.

Once the download is complete, you will receive the following message...

"Thank you for using Digital Docs, Inc."

Simply click OK and you will then be able to view the fist page of your document package on-screen in the browser.

Some notes about printing the documents
Once the document package is visible in your browser, you will notice two new items displayed on-screen. On the top left there should be a new tool bar, and on the right there is a page counter along with forward/back buttons that allow you to review the documents before printing them.

To print the entire package, simply click on the PRINT ALL button on the Swiftview toolbar. If you only wish to print certain pages, use the PAGE PRINT button and select PAGE under the PAGE RANGE section then enter the page(s) you wish to print.

Example: If you only wish to print page 35, you would click PAGE PRINT, check PAGE, and enter page 35 to 35.

If you have difficulty printing* or you do not have a PCL 5 compatible printer, use the PAGE PRINT option and select USE WINDOWS PRINT DRIVER under the OUTPUT TYPE section.

*Once printing has completed if you notice that certain pages contain odd characters or do not print completely, this may mean that you do not have a PCL 5 compatible printer. Using the Windows print driver under PAGE PRINT should resolve any such issues, and you can select to print only those pages which did not print correctly.

If you know in advance that your printer is not PCL 5 compatible, do not attempt to use the PRINT ALL button. Instead, use the page print button, leave the ALL button checked, and select USE WINDOWS PRINT DRIVER under OUTPUT TYPE.

Swiftview® Troubleshooting

What are the system requirements for SwiftView?

SwiftView reports that there are no specific system requirements for using SwiftView, but this is not entirely accurate. We have found the greatest incidence of success with the following...

  • IBM-compatible PC: 200Mhz CPU, 32MB RAM recommended minimum
  • Windows 9x/NT4.0 SP3/2000
  • PCL-compatible printer using PCL driver version 5e. (PCL driver versions below 5e offer sketchy results; PCL driver version 6 is not supported. PCL versions are backwards-compatible, however. Therefore, any printer capable of supporting PCL 6, will work with a 5e driver.)
AOL problems with installing the browser-based plug-in.

If you are an AOL user who is having difficulty installing the Swiftview® plugin, click here to force the installation. If this does not work for your particular version of the AOL software, read below for the procedures you will need to follow.

America Online (AOL) versions 4 and 5 use a highly customized version of Microsoft's Internet Explorer web browser. Installation of the web browser plug in on these versions has been hit-or-miss. For this reason, it is recommend that you bypass the embedded AOL browser and user the default Internet Explorer browser that is package with the Windows operating system. (Note: Older Windows 95 installation may not be running IE4.01. In this case, the browser will need to be updated to the latest version before attempting to install SwiftView.)

Minimize AOL and open Internet Explorer by double-clicking the Internet Explorer icon on the desktop, or by clicking "Start", then "Run", then typing (without the quotes): "iexplore". If prompted to run the "Internet Connection Wizard", select "local area network (LAN)" as the connection type and do not set up an internet mail account. Empty the "Temporary Internet Files" folder by selecting "Tools", "Internet Options", "General" then reattempt the installation by copying the installation address under Step 1 of the email notification into the IE browser "address" field.

AOL is able to install Swiftview, but receives a "file not available" or "error 11019/12001" when attempting to download the document package.

This is generally seen after a successful installation using the AOL-modified web browser. Start by emptying the AOL "temporary Internet files" folder. Then attempt to download the documents again. If the error persists, bypass the AOL browser as described above.

Another odd AOL behavior is that, under certain conditions, the browser will display an "HTTP Error - 404" page while the document package is actually being downloaded in the background. If the "404" error occurs, make sure that the status bar (the bar at the bottom of the web browser) indicates no activity before continuing.

Windows® NT4.0/2000 user is unable to install SwiftView.

Make sure that you are logged into the workstation as a user with administrative rights to the workstation. Only logins with such rights have the ability to install software under Windows NT/2000. If you login to a domain, it is important that you have administrator rights on the domain as well as the machine. If you do not have administrator rights on the domain and you login to the domain, you will not be able to install the software as you assume the rights defined on the domain.

You receive "your security settings have prevented you from downloading a package from this site" error message when attempting to install SwiftView, or installation appears to "hang."

Printing Troubleshooting

I can install SwiftView® and download documents, but attempts to print result in garbled text or nothing prints at all.

Once printing has completed if you notice that certain pages contain odd characters or do not print completely, this may mean that you do not have a PCL 5 compatible printer. Using the Windows® print driver under PAGE PRINT should resolve any such issues, and you can select to print only those pages which did not print correctly.

Most documents print just fine, but information on some documents appears garbled or misaligned.

Using the Windows print driver under PAGE PRINT should resolve any such issues, and you can select to print only those pages which did not print correctly.

If this does not correct the problem, try downloading and installing the Swiftview Font Pack and try again once the installation is complete. (Download and installation instructions are on our download page)

What is Digital Docs?
Digital Docs refers to the software that lenders use to order closing documents from our company. The lender inputs the loan data into our software at their location, transmits that data to us electronically, and we generate the documents and transmit the loan package back to the intended recipients electronically or via overnight mail. Our two most popular methods of electronic delivery are either via email notification (internet download) or using the Digital Delivery, Inc. send and receive programs.

Why Swiftview® and not Adobe® Acrobat®?
Even in the age of broadband internet communications, speed is still of the essence. And unfortunately broadband is simply not an option for many individuals due to limited availability. Using the PCL 5 format file coupled with the Swiftview® technology, we are able to keep the file download size to tolerable levels even for the slowest of internet connections. These files average 250-300Kilobytes in size when then same file in Acrobat® format could easily exceed 10Megabytes or more.

Our design specifications revolve around quality, portability, and size. While stellar in both quality and portability, Acrobat® files are simply too large for us to accommodate our clients using dial-up internet connections in a timely manner.

Where can I get updates for my web browser?

For Microsoft® Internet Explorer updates click here.

For Netscape® Communicator/Navigator updates click here.

I'm using Internet Explorer 6...will it work?
We have extensively tested IE 6 and have found no issues to date. However, we would appreciate any feedback if you are experiencing difficulty obtaining our services using IE 6.

What is a Hyperlink?
Referred to many times as either a "link" or "web address", a hyperlink is simply a cross-reference in an electronic document which moves you to a new location in the document or opens a new document in a different program.
